Old buildings require constant maintenance. Deferred maintenance often leads to costly rehabilitation.

Things break.  Knowing who to call when they do, shouldn’t be a challenge.

Change is good.    Sometimes, paint is all that’s needed….other times it requires more.

updated bathroom

hard to do half-way

If a fixture is worn, replacing it will do a lot to dress up a bathroom.  If the tile is pink or green, it ALL has to go!

A bathroom needn’t be merely functional, but can be an elegant sanctuary  preparing your for the day to come or the day winding down.  I can help guide you through the design process and then create a quality bath that will last the test of time.

Water damage

Brick can last centuries, but water is its kryptonite

Fixing plaster

When pointing fails on the exterior wall, water can infiltrate the interior.   Lime mortar walls were designed to breath.   Peeling paint can also lead to water being trapped that will slowly leach to the interior.

Outside water isn’t the only cause of plaster falling from brick walls.  Sometimes it’s just drying and letting go.

Using drywall to cover exterior brick walls is one option, but should only be done when moisture is 100% not an issue.    Repairing the plaster on the brick is a far better option.

fixing old wiring

Don’t assume that your electrical system is fine simply because it is working.   The cloth insulation on old wires could be deteriorating which greatly increases the likelihood of an arc fault.

Previous repairs and upgrades undertaken by novices, often create serious code violations that can result in undersized wiring, oversized breakers, ungrounded  circuits etc.   If something doesn’t seem right, give me a call.  I am well versed in current reseidential electrical code and can help.

updating decor

Flooring, tiling, painting

Tiling a shower, backsplash or floor are great ways to update your decor.  It’s important to make sure the substrate is installed correctly and sufficient for the tile application.

Proper wall preparation  prior to painting ensures no imperfections in the final product.  For a fine finish, use a fine finish sprayer to eliminate brush strokes on cabinets and doors.

Nail down flooring adds to a buildings structural integrity and allows for refinishing down the road, but floating floors tend to be more economical and more practical for the DIY homeowner.

facelift or overhaul

When it’s time for a kitchen makeover, first decide what elements can stay, what can be updated, what works for you, and what doesn’t.

A kitchen should be beautiful, but must also be as functional as possible.  One poorly designed aspect or overlooked detail can lead to great disappointment that is not easy to correct.  There are endless possibilities.

Putting a new kitchen design together shouldn’t be stressful…it should be a rewarding journey.  Let’s work together to build something wonderful.
